We get you back to normalcy. If moisture is suspected or detected, we recommend you commission a third party inspection report if you suspect the damage is substantial. We are able to recommend a few firms that do this regularly. They will come out to your location and run a few benchmark and relative moisture tests to give you and us as your contractor a very good idea of the more urgent problem areas. All these firms do is stucco inspection, so they are very knowledgeable and can provide excellent feedback and recommendations. They are also not usually involved in the repair work so their assessment will be impartial and unbiased and will give you a better idea of the possible moisture damage areas, and their relative extent.
Upon receiving a condition report from a licensed inspector we recommend you give us a call to handle the repairs needed. (We are also very knowledgeable in assessing of stucco problems, and we don’t mind helping you if you are afraid an independent study is out of your budget. However, we highly recommend it.) Sometimes the report will find that the repairs needed are superficial. If this is the case, we will likely recommend a pressure wash of the structure, repairs to any cracks, a refinish and repaint of the surface to an aesthetically pleasing condition. If there is substantial water damage, it is very important that a slightly more invasive test is conducted on the wall to determine the extent of the damage. We will look for damage that may have occurred in an area based on various signs and symptoms of issues and from information found in any reports made available to us.
This next step is done by mechanically removing (often with great effort and always with great care) a layer of stucco in the suspected area and visually inspecting the underlying plywood substrate. This can be as small as a 6” x 12” rectangle in a problem area, a 12” border around a problematic window, or a section of 6” x 10 or more feet in a cantilever area, as an example* (Each case will be different). Be prepared for a noisy morning and/or afternoon as our team does the necessary work to diagnose the condition.

Upon finding any sign of pervasive moisture damage, we may recommend a continuation of the demolition work to figure out the extent of damage. If we find that that the wood has rotted due to presence of moisture we will recommend a full tear down of the general area in stages until we find solid wood substrate. All plywood that is in subpar condition will be recommended for removal as well as framing wood and insulation. Upon finding solid wood we stop the demolition work after overlapping 6” into the solid wood. This is in case some of the moisture damage has started to penetrate what otherwise looks like perfect wood.
We will then start rebuilding from scratch with our many years of expertise. Many steps are necessary here to verify all necessary overlaps and to make sure the resulting stucco will work with the rest of the structure synergistically and blend beautifully.
